Where the SangoImmo figures come from: the full methodology

In short

Every price published on this site comes out of the same costing engine as the app: a quantity takeoff computed on real type plans, multiplied by a 2026 catalogue of 136 unit prices in FCFA, plus labour estimated at 35% of materials and 19.25% VAT. Nothing is typed in by hand for marketing. The data is open (CC BY 4.0) and downloadable as CSV/JSON.

A costing engine, not a marketing grid

The SangoImmo app computes a real takeoff from the plan geometry: slab and roof areas, wall lengths and heights, openings, wet rooms, equipment. That takeoff is multiplied by the price catalogue, then labour and VAT are added. The pages published here (costs by house type, by city, by budget) are generated by that same engine over 22 type plans — if the app and the site disagreed, it would be a bug.

The 2026 price catalogue

The catalogue covers 136 materials and fittings in FCFA: cement (6 200 FCFA/bag), 20 cm block (425 FCFA), rebar (850 FCFA/kg), roofing sheet, sand, gravel, tiling, sanitaryware, electrics… These are indicative supply prices, excluding transport and installation — the detail is in the materials prices guide. In the app, every unit price can be adjusted to your suppliers: the final quote uses your prices, not ours.

Labour and VAT

Labour is estimated at 35% of the materials cost — the middle of the 30–40% range commonly seen on residential sites in Cameroon. The 19.25% VAT (the rate in force in Cameroon) applies to the whole. Published totals are therefore inclusive of tax.

The regional index by city

Building in Maroua does not cost what it costs in Bafoussam: distance to the port of Douala, access to quarries and labour-market pressure move the budget. We apply an indicative regional factor per city (about −2% to +13% versus the national average), the same one the app applies — see the city ranking. It is a reasoned logistics-based adjustment, not a field price survey; we say so on every city page.

What is never included

The price of land, servicing and utility connections (access, water, power, sanitation), site contingencies and high-end finishes. These items vary too much by plot and district to be generalised honestly — they come on top of the published amounts.

Updates and open data

Every page carries a visible last-updated date. Pages are regenerated from the engine when the catalogue changes — a page whose substance has not changed keeps its original date. The full index is downloadable and reusable under the CC BY 4.0 licence (attribution "SangoImmo" + link):

External references

Our figures are engineering estimates, to be read against public sources: the Institut National de la Statistique du Cameroun (INS) publishes national statistics and price indices; the Ministère de l'Habitat et du Développement Urbain (MINHDU) oversees planning and building permits. The app's compliance checks build on the SANS 10400 standards, the French NF DTU codes of practice and CEMAC-region practice.

The limits, stated plainly

These values are orders of magnitude for budget orientation, not contractual prices. The real cost depends on the plot, build quality, finishes and current local prices. Before committing funds: get local quotes and compare them line by line — our guide to reading a quote shows how.
