Size stops mattering sooner than you think
A studio is not simply a small villa. Foundations, roof, utility connections and professional fees are largely fixed: spread over 34 m² they dominate the quote, spread over 474 m² they barely register. That is why the rate falls from 552 000 FCFA/m² to 289 000 FCFA/m² across the table above.
But the fall runs out. Past roughly 150 m² the rate flattens, and what moves it after that is programme, not size — across the 40 buildings the engine has costed, 3 different 138 m² models span 340 000 FCFA/m² to 436 000 FCFA/m² — same floor area, different programme.
