How to read a construction quote in Cameroon
A reliable quote reads in six points: the quantities (consistent with the plan), the unit prices (in line with the market), the labour (often 30–40% of materials), the VAT at 19.25%, the missing items, and the line-by-line detail. If you cannot verify a quantity, ask for it.
In Cameroon, many budget overruns come from a quote no one knew how to read. Here is how to check yours, item by item, before signing.
1. Quantities must match the plan
A quote always starts from a takeoff: slab and roof areas (m²), wall lengths (lm), number of openings. Take your plan and check the big figures. A 110 m² living area cannot need only 60 m² of roof. If the quantities are not justified, the rest of the quote does not hold.
2. Unit prices must reflect the market
Compare every line to real prices: a bag of cement, a kilo of steel, an m² of tiling. Our guide to materials prices in Cameroon gives the 2026 orders of magnitude. A unit price twice too high on a major item (masonry, roof) is enough to distort the whole budget.
3. Labour must not be "hidden"
Labour is commonly 30 to 40% of the materials cost. It must be priced explicitly. A quote that lists only materials underestimates the real cost of the works.
4. VAT (19.25%) changes the total
An "ex-VAT" amount is not what you will pay. The VAT in force in Cameroon is 19.25%. Check whether the total is ex-VAT or incl. tax — the gap is far from negligible.
5. The often-forgotten items
Soil study, reinforced foundations, servicing and connections (water, power), waterproofing, paint, fencing: these are sometimes absent from the initial quote and reappear during the works. The land never belongs in a construction quote.
