What does 20 million FCFA really build in Cameroon?
With 20 million FCFA, the only complete house model that fits is a studio (T1), costed at about 17 100 000 FCFA incl. tax, excluding land. A one-bedroom T2 (≈ 21 100 000 FCFA) already nudges over. So 20M is a finished studio with a small margin — or the land, foundations and the start of a bigger house to complete in phases.
"What to build with 20 million" is one of the most common searches — often picturing a villa. The SangoImmo costing engine gives a more honest answer. Here is what really fits, excluding land, and how to optimise it.
What fits under 20M (and what goes over)
Green is what stays under 20M; orange goes over. Apart from the studio, every complete house starts above budget. Per-model detail: studio cost, T2 house, T3 house.
20M does not buy the same thing in every city
Cost shifts with the regional index: a studio fits comfortably in Bafoussam, only just in Maroua.
| City | Studio cost (incl. tax) | Left from 20M |
|---|---|---|
| Bafoussam | 16 800 000 FCFA | 3 200 000 FCFA |
| Douala | 17 100 000 FCFA | 2 900 000 FCFA |
| Maroua | 19 300 000 FCFA | 700 000 FCFA |
The same budget "finishes" a studio in the West but barely covers it in the Far North — see the price map by city.
How to stretch 20M the furthest
- Single storey, compact footprint: an upper floor costs more per m² (stairs, structure, waterproofing).
- Local materials: blocks (or compressed earth brick), nearby sand and gravel — see materials prices.
- Galvanised sheet roofing rather than tile, unless the site demands otherwise.
- Finish in phases: make the building weathertight first, then finish room by room.
What if I want bigger than 20M?
20M can also be a starter: land + foundations + shell of a T3 house (≈ 27 400 000 FCFA in total), finished in phases to spread the spend. To explore other budgets and cities, see what to build with 20 million FCFA and our budget pages.
Methodology
Frequently asked questions
- What house can you build with 20 million FCFA in Cameroon?
- With 20 million FCFA excluding land, the only complete model that fits is a studio (T1), costed at about 17 100 000 FCFA incl. tax by the SangoImmo engine. A one-bedroom T2 already nudges over (≈ 21 100 000 FCFA).
- Is 20 million enough for a villa in Cameroon?
- No. A 4-bedroom villa costs about 38 800 000 FCFA incl. tax excluding land — well over double 20 million. 20M instead funds a finished studio, or the land and shell of a bigger house to complete in phases.
- Does the 20 million include the land?
- No. All amounts cover construction only, excluding the price of land, servicing and connections. Land never belongs in a construction quote.
- How do I build as large as possible on a small budget?
- Favour a single-storey compact footprint, local materials (blocks, earth brick), galvanised sheet roofing, and phased finishing: make the house weathertight first, then finish room by room.
