The stages of a build in Cameroon, from land to keys
Building happens in eight main stages: land → design and studies → preparation → foundations → walls → roof → second-fix → handover. Making the building "weathertight" (roof on) is the milestone that secures the site.
Here is the typical flow of an individual-house site in Cameroon. Durations vary with size, weather and financing, but the order of the stages is stable.
1. Secure the land
Acquisition, land-title check and pegging by a surveyor. This is the legal foundation: you do not build with peace of mind on a plot of uncertain status.
2. Design and study
Plan, compliance check, soil study and building permit file. This is where SangoImmo comes in: dimensioned 2D plan, 3D view, takeoff and quote before the first dig.
3. Prepare the ground
Clearing, setting out, earthworks and soil compaction.
4. Pour the foundations
Excavation, blinding concrete, reinforced-concrete footings, block substructure and ground beam. It is one of the heaviest items (see the budget breakdown).
5. Raise the walls
Block masonry, columns, upper ring beams and lintels. The structure takes shape.
6. Fit the roof
Frame then covering (sheet or tiles). Once the house is "weathertight", the second-fix can proceed under cover.
7. Do the second-fix
Joinery, plumbing, electrics, renders, tiling and paint. This is the longest stage in finishes.
8. Hand over
Check finishes, clear snags, connect utilities, then hand over the keys.
Frequently asked questions
- What are the stages to build a house in Cameroon?
- Land (purchase, title, survey), design and studies, ground preparation, foundations, walls, roof, second-fix (joinery, plumbing, electrics, finishes) then handover and connections.
- What does "weathertight" mean?
- It is the moment the roof is on: the building is protected from rain, which lets the second-fix and finishes proceed under cover.
- Where to start before building?
- By securing the land (title, survey) then designing the plan and assembling the permit file. SangoImmo helps produce plan, takeoff and quote from this phase.
